Our Water Damage Restoration Process
Water damage restoration requires more than extracting standing water. It requires drying structural materials to normal moisture levels, verifying that the drying is complete, and addressing any secondary damage that developed during the process.
The steps our restoration team follows:
- Emergency extraction of standing water – We use truck-mounted and portable extraction units to remove standing water from affected areas as quickly as possible. The faster the extraction, the less saturation reaches structural materials.
- Moisture mapping with meters and thermal imaging – After extraction, our technicians use moisture meters and thermal cameras to identify elevated moisture in walls, floors, and ceilings. This tells us exactly where the drying equipment needs to go and how long the drying process will need to run.
- Removal of unsalvageable saturated materials – Flooring, drywall, and insulation that absorbed significant water and cannot be dried in place are removed before they become mold growth sites. Our technicians assess each material and tell you what needs to come out and what can be dried and preserved.
- Structural drying with commercial equipment – We place industrial air movers and dehumidifiers in a configuration designed to dry structural materials from the inside out. Consumer fans and dehumidifiers don't achieve the air exchange rates needed to dry wall cavities and subfloor assemblies.
- Daily moisture monitoring until drying is confirmed – We monitor moisture readings throughout the drying process and adjust equipment placement as levels drop. The drying isn't done when the floor feels dry to the touch. It's done when moisture readings return to normal levels in all affected materials.
- Mold prevention and treatment, if needed – Water damage that reaches organic structural materials creates mold risk. If the timeline or extent of exposure warrants it, we apply antimicrobial treatment to affected structural surfaces before reconstruction begins.
- Repair and material replacement – After drying is confirmed, our team handles repairs, including drywall replacement, flooring installation, and any structural repairs required by the water damage. One company from extraction through finished restoration.
We provide transparent, accurate estimates before work begins. You know what the restoration covers and what it costs before our team starts the work.

Common Sources of Water Damage in Front Range Homes
Water damage calls in Fort Collins and Denver come from a consistent set of sources. Knowing the source matters because it affects the restoration approach and your insurance coverage.
The most frequent causes we respond to include:
- Burst and leaking pipes – Colorado's temperature swings, including hard freezes in Fort Collins and the surrounding communities, create burst pipe risk every winter. Pipes in exterior walls, garages, and crawl spaces are the most vulnerable. A slow leak behind a wall can cause significant saturation before any visible sign appears.
- Appliance failures – Water heater failures, washing machine hose failures, dishwasher leaks, and refrigerator ice maker line failures are among the most common water damage sources we see. Appliance failures can release a large volume of water in a short period.
- Roof and attic intrusion – Damaged or aging roof materials allow water intrusion during Colorado's rain and snowmelt events. Attic insulation that saturates can release water slowly into ceiling assemblies for days after the original intrusion event.
- Foundation and basement water intrusion – Hydrostatic pressure from snowmelt and spring rain events pushes water through foundation cracks and below-grade walls in homes. Basements in older neighborhoods along the Cache la Poudre corridor see elevated intrusion risk during wet seasons.
- HVAC condensate line overflow – Clogged condensate drain lines allow water to overflow from air handler units, often in attics or closets. The overflow is typically slow enough that it's not noticed until ceiling or wall damage appears below the unit.
Our plumbing team handles the source repair. Our restoration team handles the damage. Both happen under one call.
Frequently Asked Questions About Water Damage Cleanup
The following answers address the most common questions we get from homeowners dealing with water damage.
How Quickly Does Mold Start Growing After Water Damage?
Mold growth in water-damaged materials can begin within 24 to 48 hours under the right conditions. Temperature, humidity, and the type of material all affect the timeline. The faster the water is extracted and drying begins, the lower the mold risk.
Can Wood Floors Be Saved After Water Damage?
Sometimes. Solid hardwood flooring that was wet for a short period and dried quickly has a better chance of being salvaged. Engineered hardwood and laminate flooring typically cannot be salvaged after significant water exposure. Our technicians assess each material and tell you honestly what's worth trying to save versus what needs to come out.
How Long Does Water Damage Restoration Take?
The drying process typically takes three to five days for structural materials to reach acceptable moisture levels. Reconstruction after material removal adds additional time, depending on what was removed. We give you a timeline estimate once the moisture mapping is complete and we know the actual scope of the damage.
Do I Need to Leave My Home During Restoration?
For most water damage events, occupants remain in the home during restoration. The drying equipment is loud, and the work area may be restricted, but most households can continue to use unaffected areas. If the damage is extensive enough to affect central systems or primary living areas, temporary relocation may be necessary. We discuss this with you based on what the work requires.
What If I Discovered the Water Damage Days After It Happened?
Call us. Delayed discovery is common with slow leaks behind walls or appliances. The restoration process is the same, though the extent of saturation and secondary damage may be greater. Our technicians assess what's present and build a plan around what they find, not a standard timeline.

The Work Isn't Done Until the Moisture Readings Say It Is
Water damage that looks resolved often isn't. The floor dries. The visible water is gone. But the moisture inside the wall cavity, under the subfloor, or in the framing is still there, and what follows it, rot, structural damage, mold, shows up weeks later.
At Allen Service, our restoration process doesn't end when the surface looks dry. It ends when the moisture readings confirm the job is done. We have provided services for over 60 years. We show up with the right equipment, stay until the drying is verified, and handle repairs through the same team that managed the cleanup.
